Some of the major points of the book:

Materialism is a major deterrent to true life success in the long term, which is rooted in finding the right life partner.
Women should not follow the same timeline as men, who dont have a biological clock to deal with.
Women should consider going to college and having a career after they've had a family.
Women attract a man by shedding masculine characteristics, letting a man be a man and being feminine.
A man that doesn't chase you wont become invested in you and will likely not commit to you. There is nothing you can do to attract a man other than optimize your beauty, be feminine, and be open to men approaching you.
The two best ways to optimize your beauty is to let your hair grow long and to maintain a slim figure.
Men commit to women when they meet their basic needs of sex, companionship, loyalty, adding value to their life and accepting them for who they are. If you dont meet all 5 satisfactorily, he wont propose.

Lots of other concepts about how to find a good man, how to manage a relationship etc.
