Those of y’all who own rental properties, do you rent to females? If not, why not?

Ive got a pretty good female tenant who is post wall and collects disability, so its the government paying the rent basically.

Would I rent to a pre wall thot?

Nope. I've never rented to a woman in my life.

I'm vaguely considering it for a particular female I've known for years, but not until I see a couple years of income statements to get real knowledge of her economic state.

I’m adding a kitchen to my walkout basement so I can rent it out. I considered what kind of a tenant I wanted and decided no way am I renting to woman, or even better yet a single mother. Heeeellll no.

I own a small 4 plex.... i rent to those with good credit score and a good job first.... if there are two applicants and one is a man and one is a women, i'll choose the man over the women. Women tend to leave the place in better condition than the men do... but I basically get no phone calls from men and more from women. That's the hard part.... this place is about 2 hours from my home, so it can be a pain to have to go out and fix something, but whatever.

What I've heard over and over from landlords is:

Women will give you all sorts of drama and work. I lost my job and I can't pay the rent, and I need a light bulb replaced every week. Unclog the drain.

Men will usually not be very clean but will be low stress and pay on time. You may have to pay cleaners to clean when they leave but it's a minor issue. Of course, some women are just as bad, so all in all, men are better to rent to.

Married couples seem to provide either a great experience or a lousy one. Either you get the best of all worlds or endless fighting and drama, usually sourced by the woman. And once she loses her job, they can't pay.

Yes, but it’s not a good idea. They call for every little issue. Can’t change a light bulb by themselves. In addition, the apartments are filthy and unkept...so I have to do major work after they move. Every 6 months my plumber has to show up to snake the shower drain of hair cause they don’t use the hair catcher I got. Couples are better. Single males are the best. Two female roommates sharing 1 apartment is the worse!

I do, but she's in the STEM fields and more like a guy than a woman anyways.
