The e46 model has soo many design flaws. So far I’ve had to replace the expansion tank and top hose because it’s made of plastic and it’s square as opposed to circular (weak points under and intense amount of pressure and heat) they’re only made to last about 50,000 kms. The genuine bmw parts set me back about $500 not including installation, which I did myself. Plus it’s a 1.8 litre 4 cylinder. That particular engine has too much blow back in the exhaust manifold, I’ve given up replacing the gasket so I just tip up the oil when needed. Trust me, jap cars are easier, cheaper and more reliable

Yeah, I do most of that myself now. I don’t have a lifter so removing the transmission sump is tricky, other than that I’m pretty good with cars

The land cost me 167k and it’s gonna be about 230k for a house (more for turnkey) I’ve had the block since February and it’s already valued 230k, so I’ve already earned 50k doing nothing! Plus it’s directly across the road from a catholic school campus which is being built. I’m planning to build a 4 bedroom, 2 bathroom, 2 living, double garage to maximise resale. It’s exiting but scary at the same time, I’ve never played with this much money before

I live in brisbane but have investment properties a few town around melbourne
I’m Warragul actually. From what I’ve heard it’s the perfect place to invest at the moment. Property towards pakenham are far too expensive (2016 was the prime time to invest in the peninsula) and because of power station closures in the Latrobe Valley (hazelwood, loy yang B) unfortunately property values around Traralgon have eaten shit, which is alright if you’re looking for a lifestyle property or are willing to sit on an investment for an extended period of time
