Everyone here obsesses over the 3% mortgage rate. I get it. It’s cheap money. When I was going through my divorce, my lawyer and half this sub told me I was crazy to give it up.
They all said to fight for a mortgage assumption or some creative deal to keep that rate. I almost listened. But in the end, I did the exact opposite. I refinanced into a 7% loan.
Everyone told me I was throwing money away. But here is the thing...I needed her gone. The assumption process was taking forever, the bank was dragging its feet, and she was using the house as leverage to drag out the settlement.
So I refinanced. I took the hit on the interest rate just to get the cash to pay her off and get her name off the title immediately. It cost me money, but it bought me total control.
And you know what I did six months later?
I sold the place.
Yeah, I refinanced just to sell it. It sounds stupid on paper, but it was the best move I made. Once I had sole title, I didn't have to negotiate the sale price with her. I didn't have to agree on a realtor with her. I didn't have to show the house while she was still living there.
I took the hit on the refinance costs to buy my freedom. Now I’m in abetter spot, caught a great deal, with zero debt and zero ties to my ex.
Don't let a 3% interest rate become a prison. Sometimes you have to burn a little cash to buy your sanity.
