I'm not a lawyer but I think he's very much overstating things. Sure the things he talks about may be possible, but how likely are they really? I'm sure they happen to people, but out of all the tons of guys I know who have cohabitated with women repeatedly throughout their lives, it's happened to none of them. The video seems a bit paranoid to me.

I don't want to try to live in a bubble my whole life. There has to be a certain amount of acceptable risk.
