It's not the magnitude of material commitment that matters in this context. It's the symbolism that you provided before sex. Consciously she might think "yeah he's not completely providing for me, but the vehicle is very helpful" but her subconscious could be saying, "He provided before being physically intimate"
I'm going to keep playing devils advocate. You're the only person who can truly analyze the situation but please be aware that you're going to have a ton of biases towards holding the idea that she's a unicorn.

We have had discussions about a hypothetical future together. Such as potential children and what their eyes would look like. We have also discussed her moving into my guest bedroom. She lives 45 min away in studio. I live alone in 3BR.

She is actually willing to do anything I ask of her. From errands, to shopping, to clerical work, to legal work. She is very happy to assist me with anything I ask of her. She actually makes my life much easier. She will basically drive 45 minutes to bring me a couple gallons of juice for my smoothies, and then hang out and smoke some weed with me.
You'd ask her to drive 45 minutes for smoothies?
Making your life easier is the job of maid or hired help. If you're truly talking about marriage it's about you coming together to do something you both can be part of, so be aware.
With any of my friends, if they need cash, I am generally pretty generous with it. Yes, this causes problems a lot. But I didn't give her money to fuck her. She understands this.
If she you give her money then she has sex with you, then she has having money for sex. You should avoid this...
I think you are giving too much and you should make sure that she's vested in this relationship, versus leaching off of you because she's trying to avoid solving her problems on her own. This situation doesn't appear to be good. But it's up to you to decide.
