I'm reaching out for some guidance regarding my parents' divorce.

My mom has been unfaithful to my dad for several years, and it seems he’s finally reached his limit, especially since she hasn’t been willing to change. They currently own a home together, which still has about 25 years left on the mortgage. However, my dad wants nothing to do with the house—he just wants to finalize the divorce and move back to China.

They also have two cars. My mom makes the monthly loan payments, but my dad paid the down payment for both vehicles. From what I understand, my mom has agreed to transfer the title of one of the cars to my dad. I’m wondering: how long does that process usually take? Would it be possible to remove his name from the deed for the house? Or does the mortgage need to be paid off before anything happens?

I understand they should speak with a lawyer, but my parents don’t speak English, and my dad is putting a lot of pressure on me to handle everything. I’m hesitant to get too involved because I don’t want it to interfere with my daily life. My mom and I work at the same place, and I’m also concerned about how it might reflect on her. I’m just trying to figure out a way to point them in the right direction so they can seek legal help on their own. Any advice on how to approach this would be greatly appreciated.
