Unicorns dont exist, thats why they are called unicorns. Quality women, LTR worthy women do exist. And yes, AWALT applies to all of them. But if you screw up, if you get weak/beta/needy/broke/etc she WILL be gone, she will either cheat or leave you, rest assured. Keep your shit together and your chances of a good LTR will be higher. You should be morre worried about being a high value man, having an awesome life, having your shit together than if your woman is a unicorn or not.

She is hitting the wall and she will want kids soon. Do you want to have kids soon? Do you want kids at all? If you dont you should walk.

We started living together a few months in (saves us both money, and I have an easy immediate fallback should this move-in have failed) and she is VERY fond of routine.

You are hamstering here. You shouldnt be living together with a woman who you dont plan to start a family with SOON. The saving money thing is horseshit, if you cant afford a place by your own and have some extra cash you should be more worried about that and less about your unicorn.

She is very disproportionately invested in some hobbies that are boring to me when she tries to share that passion (old record collecting, fabric collecting, gardening, etc...).

This is just her trying to raise her value by "see, theres other guys wanting to fuck me, you should lock me down!". Dont sweat about it. If this was Chad you wouldnt even know about him.

She seems to be a quality girl by what you said. But you lack some core RP principles. You should be more worried about improving yourself and applying the core sidebar principles and less about your unicorn. Even if you do manage to find an unicorn, if you get lazy/complacent, weak, needy, beta, your unicorn will be gone to a better man.
