If you're 5'10 and 135 your not cut, you're skinny. For reference I'm the same height and cut at 168.

Trouble gaining is from not enough calories. You need to be eating above maintenance (the number of calories it takes to remain the same weight) in order to gain weight. It's simple math. There are no hard gainers, just people who don't eat enough calories.

Get a calorie tracking app. Learn about macronutrients. Lift.

She's not a unicorn, she just meets your present requirements, because you meet hers. Relationships tend to degrade over time, if you get lazy and stop acting like a man.

If you enjoy her company, there's no reason to not spend time with her. Just try to keep perspective.

You play the hand you are dealt and re-shuffle. Your odds of making the long haul with this girl are 50/50 at best but more like 10% or less if you are early 20's and this is your first or second time out at it. But ya, play it out, see where it goes and only pull the cord when it becomes dysfunctional.

Just as a side note, I am 5'10" and was a cut 145 as a teenager. I joined the army and packed on 20-25 pounds of muscle. I am not suggesting that you join the army, but lift, eat and put some red meat on those bones. Trust me, it opens up a whole new world of women and otherwise makes you feel great. With nothing to go on I would guess that your ideal resting weight is more like 160, lean.
