How big a house are we talking? Because I’ve been looking and honestly, you’re going to be hard pressed to find a house with less than three bedrooms anyway. So as long as you’re not stuck with 2400 sq ft and a 250k mortgage, I’d keep it and build the equity. Do some light updates and renovation, make a profit with your home.

Edit: as for what to do with it, you’ve got the the square footage, are there any hobbies you’ve got or wanted to get into that you couldn’t explore because you needed more space? Like guitars? Get a Fender Bassman 4x12 and crank that sucker now that you don’t share walls with other people.

Considering that closing costs were probably 3-5% of the price, and you need somewhere to live, just keep it for a year or two at least to gain equity.

If you found the right tenant, you could rent out the guest loft for extra income.

Renting has its own set of issues. Check people's credit, get good references, and be aware that evicting someone can take a LONG time and cost you $$ if you rent to a deadbeat, druggies

Don't fix it up and sell it, unless it was a fixer upper you got on discount, but I doubt that if your former chick picked it.

You will be upside down on the sale and lose your shirt.

Rent rooms and make your roommates bring the pocket value of the house back to positive first.

Better yet if you can't stand the house because it reminds you of her rent out all the rooms and use the extra above and beyond mortgage payment to pay for another place.

Smartest would be to make hefty extra payments along side mortgage payments if you can to knock the principal down quickly and minimize your interest paid on the house, if allowed by the loan. A few thousand extra dollars per year can knock thousands of dollars in interest off the price, then you end up with a paid for house, and no click expenses. MGTOW all the way.
