Marrried 5 years, no kids

Wife says she is moving out soon, wants separation.

I tell her she can stay at house for now in case she changes her mind (has threatened this like 3 times before).

No big drama or violence or anything like that going on, we’ve just grown apart.

I owned the house prior to marriage but it is on a mortgage. She has never paid or helped to pay for the mortgage. She only has ever paid the light bill. We have separate finances too.

Only thing we own jointly is another small land property that she paid for with her money. She says she only wants me to pay her for that property and she’s taking the stuff in the house she bought or was hers before marriage.

Question is;

How should I go about this to protect my money/property?
