All marital assets and debts are split 50/50. If the house is communal property, she gets 50% of the equity. That doesn't mean everything is split evenly, just that it all adds up to equal. So add up all communal assets, minus all communal debts, divide by 2. That's what you each get.

The house has two parts. Title and mortgage. Changing the name on the title is as simple as a few forms and fees at the court house. The mortgage, however, can not be changed without refinancing. So again, 3 choices: refinance loan, assumption loan, or sell the house. If you get a new loan, she still has to get her half of the equity. Either you buy her out (cash), an unequal distribution, or roll into spousal support. If you sell the house, again, it's a 50/50 split, or the equity can be used in lieu of...

So if you want to keep the house, you need to either give her more assets, take on more debt, or both. IF you can not work out a deal, a judge will normally order the home sold and the equity split.
