Need some help here, guys. Unsure how to handle this decision

TL;DR: I'm being pressured by my mom to buy a house ASAP and I'm not sure if I'm ready or how to have the conversation with LTR

Context: I'm 26 and LTR (of 2 years) is 27.

I pay rent with 2 roommates in Neighborhood X and so do my parents and my brother. My parents (mostly my mom) really want me to buy a house and buy it in Neighborhood X. Reasons: 1. Not spend more money on rent 2. It's an investment 3. Houses get more expensive every year 4. She wants me to buy in neighborhood X so I live close to them and can visit them often (as I do now).

On the other hand, the LTR. She asked me last year if I want to look for a new place with her and I said no. But I thought it'd be decent to do it next year so we gotta start looking in several months. She doesn't know my parents / mom / I want to buy. I also think she doesn't want to live in neighborhood X as it is a little further away from her work. But you don't work the same job forever right? Especially at 27. Anyway.

A couple scenarios I can see happening:

  • Perfect scenario: I look for a place in Neighborhood X, buy it and LTR is cool with the location. She moves in and pays me half the mortgage a month or at least gets the utilities. (everyone wins)
  • Worst scenario: LTR doesn't want to live in Neighborhood X or pay mortgage for my house and ends the relationship (alright)
  • Prolonged scenario: I don't buy and instead find another place to rent with LTR (Sept 2019 - Sept 2020) and THEN start looking to buy with her (parents not happy I delay buying but LTR is happy)
  • Not that neighborhood scenario: LTR is ok with me buying and will split the mortgage but doesn't want to live in Neighborhood X (parents not happy again because I'm not in Neighborhood X)

Open questions:

  1. What is the best scenario from above? Is there a scenario I'm missing?
  2. How do I communicate it with LTR? Do I lay out the reasons I want to buy and insist it's in Neighborhood X? Or do I buy and then tell her to move in if she pays me utilities or mortgage? Seems like such an ass move cause I demonstrate all the control in the decision (she keeps saying we're a couple, should be making decisions together and what not)
  3. Am I being such a beta for overthinking how my LTR will react and what she will want? I feel like the TRP way is to do whatever I want and if she won't have it - end it before she moves in / we move in together and stuff gets messy
  4. Am I being such a beta for doing what my mom wants? I think family is over everything since they're your closest thing. My father doesn't talk a lot and I didn't grow up in the best conditions. My mom made most of the decisions and helped a lot with the development of myself and my brother. We're the most she has.
  5. Should I even bother trying to get my mom to change her view? She wants me in Neighborhood X because she doesn't think I'll visit them weekly if I'm not there. Currently I visit them 1-2 times a week. I guess I'm evaluating what my mom wants and what my LTR wants and in this case I should stick with my family?
