My thoughts:
1) Keep investing in yourself. You'll reap the benefits, including being more successful with women. That makes it easier to "fall into" that type of mentality. In the mean time, think of the opportunity cost associated with dwelling in the past. She's definitely not thinking of you right now. Why should you? Every second you waste on her, you should be spending on becoming a better man.
2) Don't bring her tea. Assume attraction. Make small talk and say "Hey, let's get some tea". If she says no, you have your answer. Don't flinch, keep up the small talk for 5 minutes or so and politely eject yourself.
3) The living with the boyfriend and mom comment was a shit test.
4) I'd recommend not going for girls at work. No matter how hot. There's hot girls outside of work too. Both possess hot vaginas. You know what the difference is? If things go bad, they're not going to be a daily awkward reminder of that and they can't sick the dogs of HR on your ass.

No problem.
In your future interactions, be playful and cool with her. Don't punish her for what happened. You'll look petty and it tells her you care about her.
Don't shy away from her but don't go out of your way to her either.
In the mean time, you're dressing better, putting on muscle, developing a solid personal brand at work, etc. By maintaining proximity, you give her a front row seat to this. And she is likely to realize what she passed up and reach out.

Nexting gets easier after you've had success with women and realize that there are plenty of others out there.
As for small talk, get her talking about herself. Keep it light and fun. Avoid serious or boring topics. Keep changing the topic of conversation frequently so it doesn't die out.
Her comment about her boyfriend is likely cause shes thinking about brach swinging.
Don't get too frustrated. Just keep on improving and talking to women.

New thing I've been doing for nexting is I dont save their number on my phone. The moment I feel I should next her I just delete the messges so I cant reply. If they do reply with something worth answering too then cool, I'll go for it, but its an easy way for me to prevent texting them in a weak moment
