There are plenty of downsides, I don't think these are the most likely of them. Getting a bad reputation in a small community, or precipitating a family breakup may haunt you years down the road, for which "If not me, someone else!" will not bring peace. There are upsides, of course.

Yes, she knows what she's doing as much as any woman does. She is not getting the dick she needs at home and has decided to find it elsewhere. Will she break up her family for you? Not if you make it clear that your vine is properly greased and there's no way in hell she's moving in with you. Will she get caught and sell you out? I'm not going to give you a lecture about morality, personally I don't give a shit one way or the other if someone is fucking someone else's wife as long as it's not mine. All I will say is that if you feel guilty and think it's wrong, don't do it simply because you won't enjoy it.

Put some feelers out first though, and see where the land lies - do they have an open relationship? Are they polyamorous? Does he have a hotwife/cuckold fetish? If so you can go and hit that to your heart's content guilt free.

Every time I fucked a girl that was in a committed LTR or married, word got out every single fucking time (they felt guilt and confessed, told their friend and word got out, were not careful and hubby found out, etc.). After learning from this I went under the working assumption that eventually word will get out and made my decision to pursue based on this.

Needless to say the number of taken women I screwed around with dropped dramatically. Of course there were those times when they would hide it from you that they were taken.

The most difficult thing for me when fucking taken girls was seeing how well they lied to their SO's. It really left me jaded and in a bad place after a while and led me to having trust issues with women (even though I have never been cheated on as far as I know). I have developed more of an OI and abundance mentality now but have never forgotten how duplicitous women are even though I am in a very happy LTR at the moment.

In summary: go under the working assumption that hubby and other people in the social circle will find out about the affair. Make the decision if you want to pursue this with that thought in mind.

Edit: It goes without saying that this woman should only ever be for fucking and is not worth any of your time/commitment. I was always shocked how the women that were cheating on their men with me expected a relationship or commitment. An excellent example of the solipsistic and entitled nature of women.
