23 living in the UK earning around 23k a year, living at home with mum still. She doesn't mind me having girls round, but its not the same as being home alone of course.

I can afford to move out and rent, but right now we have an opportunity to purchase our house now with a 42% discount. Only trouble is that its through a government scheme and id have to wait 5 years to not have to pay any of the discount back.

Doing this would set me up for years to come, I could remortgage the property and use the equity to get more properties. However I'd be living with my mum till I'm 28, so I'm stuck between financial gain and securing my future or moving out and not having to worry about logistics and gaining my independence.

I was an incel until 2 years ago, so I feel that I've already missed out on prime time and don't want to miss out anymore. Looking for some insight from somebody who's been in a similar position, is the grass greener on the other side?
