Assuming everything you said is true, I don't think sleazy applies because:
Now, asking her out. Two options come to mind.
Ask her out to do a group physical activity. Some women hate this but the ones who do enjoy it get very excited. You know she is active so this potentially plays into that familiarity. It is non-threatening in a way because she is at the gym, you are at the gym, so its reasonable. There are practical and logistical considerations that only you can weigh about whether this is a viable option. Sand volleyball? Top Golf? Cookout with some sand volleyball?
More importantly, see what her reaction is when you ask her. Is she smiling? Does she seem excited? Does she say she's busy but text her? It can just be a way in. I have also liked this activity approach with gym gals because even if she doesn't show or doesn't come, the female then approaches me and apologizes, and asks when that group will go out again.
Ask her out on a date at the gym. If this was me a few principles would apply:
