Basically, as with any kind of relationship you communicate from the start. You just say like: "I'm not looking for anything exclusive for x reasons" before feelings get involved.

Same goes for if you are interested in open relationships or exclusive but casual. It is a conversation rather than a statement. For example, to some people FWB are non-exclusive while for others it's like this is the only person you can have sex with, but neither person is interested in a relationship.
