Is it only you who is buying the house? Will it only be your name on the deed? If so, it's your damn house and you can do with it as you please. If your ex's best friend and you can work out an agreement like adults, I say go for it. You're both in simular situations; divorces are brutal shitpiles to slog through! She gets a stable place for her and her son while they get back on their feet, and you get extra cash each month and some company. You said so yourself you have no sexual feelings for her, so you'll be roomates.

I suggest drafting up an informal rent/Tennant agreement between you outlining the amount she'll pay you in rent each month, what is being provided in the time period, the general rules, etc. then both of you sign it and each keep a copy. That way you both can refer to it and have a backup just in case anything happens.

I told her I'm going celebate for a while, but when I ever start dating again, she said she's cool and will be out by then. Her mom has about a year max to live and she will move into her Mom's place.

There is NO physical chem between us, and I like kids as I used to be a teacher. So I seen more benefits than negs here.

No sex or involvement except the son, for a short time (I told her so) and she helps with mortgage.

Only downside is EX.
