For one thing you'll never find tenants agree to no overnight guests. It doesn't work that way. Not to mention the possible problems of sharing a space with rando strangers.

Just buy a small house or condo. I bought two foreclosures back to back and fixed then up, now I have no house payment at all

Have you done it before? Being a landlord is quite hard on yourself unless you have very thick skin. There are a lot of sociopaths, cry babies, etc.

I'd rather buy something small and pay it off as quickly as possible. And start going up from there. Somewhere central with good transportation. "Ride the gentrification wave"

Oh , hell yeah!! Did this 23 years ago! I would suggest that you check the zoning bylaws though! What you are planning constitutes a boarding house in some jurisdictions. Recently, in my area, the city tried to kick a man out of his house by claiming he was operating a boarding house, just because he had roommates!

Just buy or build a small apartment building. I have known guys who buy old funeral homes and convert them into apartment buildings.

I'd say renting is worth the cost to live on your own. I live with a buddy right now and am in the process of moving into my own place. Hauled some storage over there just last night. Will have the furniture (what little I have) moved this weekend.

Living with people is not to my liking. Family is one thing, but friends and tenants are another.

Where's my left over pizza? Why is the TV on volume level 70? Why am I the one always buying toilet paper and napkins? Why is there dishes in the sink from a month ago? Why is this place so filthy?

These are just a few samples of things that'll run through your head when living with other people. Living alone you create your own schedule on the cleaning. Everything is where you left it. There's SILENCE when you want it.

After living alone for 10 years OP I doubt you could live with other people without wanting to slit your wrists. You've grown accustom to the perks of solitude to the point you might not even realize they're there. If you need more money, find a way that doesn't put your solitude and freedom in jeopardy.

Just buy a house and put an apartment in it, or a duplex etc. If your market will take it you can make a decent amount. You make the decisions on how strict the requirements are, of course several factors influence how demanding you can be as a landlord as far as requirements and pricing. Have your own space and collect the check every month.

The more people you have under one roof the less space everyone has and the more chance of stupid shit happening. You can check someone's background all you want, but there's no way to know who their friends are or who they're bringing in.

The exact opposite of what I would recommend... especially in the current housing market.

Huge houses are (pretty much by definition) Huge liabilities: in terms of mortgage payments, property taxes, utility bills, maintenance and repair expenses... not to mention they're a pain in the ass to keep clean (think your "renters" are gonna clean the windows? or even vacuum the hallways? think again; much less are they gonna keep the bathrooms or kitchen or other "common" areas clean).
A huge Nice house is all of the above... but times 10 (else it ain't gonna be "nice" very long).

Good luck even doing that and NOT getting massively cited for violating zoning laws -- you're basically planning to run what is legally known as a "boarding house", and in most "residential" zoning areas, renting out on anything OTHER than a 12 month lease basis, or to more than 1 or 2 "residents" (other than the property owner) -- is strictly verboten; you'll end up with thousands of dollars in legal bills trying to fight the citations, possibly criminal judgements/penalties, etc... AND you'll be stuck with a huge house (and it's bills/costs) that you CANNOT turn into a revenue spinner like you'd planned; in fairly short order, you'll probably go bankrupt & lose the place.
Also, if you advertise that the place is "men only" -- well say hello to a "discrimination" lawsuit.

LOL. Have fun trying to enforce ANY of those, much less all of them.

Even if you WERE able to do this scenario... you would soon enough end up on the short side financially speaking: The fact that you're coming up with the "per month rent price" NOW -- before you have ANY idea what the actual costs would be (i.e. you don't have the "house" have no idea what the mortgage, various insurance, utility & other bills & costs would be etc... you're just naively seeing "dollar signs", and then ONLY on the income side).
There are good and plenty reasons why "boarding houses" are virtually always in rather "run down" (if not "ghetto") areas of towns; and that's NOT just because of zoning laws being laxly applied... rather its because the residents (especially any "month to month" renters) tend to be "transients"... and transients are the kind of people who "trash the place" and then "move on" (and why not? what's the cost to them? they have no lease, no security deposit, etc.)
Also, I think you're delusional about the "background checks" bit -- you seem to be rather clueless regarding the costs of getting a THOROUGH (and VALIDATED) background check of an actual person done; and conversely how utterly useless the "cheap & quick/digital-records on a name -- 'John Smith'" actually are.

Bully for him. But what are the SPECIFIC circumstances that your "friend" is doing that in? Is it near where you are planning on doing it? (i.e. same state, same county, same municipality, etc.)

Or is it in someplace entirely different (say out in some "oil boom town" region of western North Dakota or some similar such location) -- i.e. someplace where housing is in short supply, where the demand is almost entirely "men" just by definition, where they are primarily in the area to WORK (just need a sack to crash in at night or on their "off" hours), and where violations of zoning and other "housing" laws are just not enforced because they're really NOT applicable to the present economic circumstances (plus the local police & other bureaucratic people are already stretched thin dealing with other, far more major issues).

In short, I think you're both clueless AND somewhat nuts.

You've also lost no money by sinking all your savings into a home that drops 80% in price then can't be resold ever - you'd have to abandon the house and ALL the money you've spent on it.

Renting is the smart move until we enter a housing market that will rise.

We're not in that market, not most of us.
