Funny you mention this. I kicked her out of the main bedroom and she's now in the 2nd smaller bedroom, I want to turn it into a home office and/or place for my weights and treadmill if I manage to get her out.

I've been self employed since about 16 and my income has always been a bit different (started with SEO, websites, content creation, etc. etc.), it's all internet based.

Now I run a software company with 6 full time software developers making primarily iOS apps and desktop apps. I work about 30-90 minutes a week keeping it going.

I could pull the trigger and work more doing some of the things I used to do that generated good money to compensate for her half of the rent/bills missing. The problem here is I use a lot of my revenue to reinvest back into my business, so any money I take from my business I'm taking away from the growth of my business, and that's a tough ass pill to swallow.

Not to mention the income wouldn't be passive, which I know is a bitch thing to say. But I've been working since I was about 10 or 12 to achieve this type of "easy" passive money, so it's very hard to rationalize working for money at this point, as it would be a big step backward for me. I only say this because I know there will be people saying "get a job and pay her half of the rent," not to brag or anything.

tl;dr: make apps and software, but hire someone to do it for you.

I know what you mean. You are gaining something out of your current mindset that just gets things clicking into place somehow. By taking a job, you do run the risk of losing that identity.

Here are some alternative ideas:

  1. Have you taken loans on your current business? Would it be viable to do so, in terms of servicing your debts? Banks love giving money to people with a successful track record.

  2. If you are maxed out on loans, would you consider selling part of your equity to capitalize your business? If so, that's something you can look into, so that you can pay yourself more competitively and grow at the same time.

  3. Have you considered starting a second business using other people's money (banks, investors, etc)? Again, people love giving money to entrepreneurs with a successful track record.

Very good questions.

  1. Only debt I have is student loan debt and my credit score is 750, so I think I know where you're going with this. That's definitely something I hadn't thought of and it could work.

  3. A few of my more well off friends have been really interested in investing in some of my software ideas I have in the pipe line. However, I'm not sure what you were suggesting with this in the long term. Do you mean just to establish additional income from another business? Or to use their investment to buy her out of the lease and do XYZ or something?

Was referring to borrowed capital, with regards to "other people's money." Was suggesting it so that you can establish additional income for marginal effort (assuming it's like your current business). Not sure what the buyout you refer to entails, but if it works for you, then that's something to consider as well.

Sure. Currently I come up with ideas for software or look at existing ideas that are successful (but could be improved in an easy way) and make software based off those ideas. I then either sell the app outright for a price or set up a freemium model (sometimes do both actually).

I hire a developer either through a forum or free lancing site (the best one these days is probably odesk.com) to do the work. There are people looking to develop apps/software all over the web though, i.e. related forums, etc.

I outsource almost every aspect of my business. This way I get to focus on simply coming up with ideas essentially without doing the hard work of coding/fixing/troubleshooting the end product.

If this type of stuff interests you I would recommend The 4 Hour Work Week by Tim Ferris, I treat it like my bible, it's always on my night stand.

For me or for the people I hire?

For myself all I will say is that my company has made well into the six figures (but I don't pay myself that, I live way below my means).

As for hiring people I hire always on a project to project basis. So every project is different. Don't hire people hourly. Always hire Indians. Build a relationship with a few of them and you will have yourself a business (more or less).

I actually do not have clients for this business, but my old businesses did have clients. I deliberately fired my clients and switched businesses so I could get my work week down to about a maximum of 3 hours (on a bad week).

This whole situation I'm in now has made me want to accumulate income more rapidly though, so I've been considering doing this type of arbitrage model, although I really dislike working with clients.

I read what your business is. Its hugely similar to mine. Best job ever, hours are flexible, but I go into the office to get shit done. Outsourced all my work.

Im the same age as you homie, i'll give you some stuff;

  1. Gym - Essential
  2. Be alone daily - I work alone, but I like to sometimes just go off and read, and be alone for at least 20 minutes a day to think.
  3. Ignore every single blue pill ideal - Assume like I do, noone has a fucking clue. They don't. Some may come across blue pill, but none know it like this subreddit. Just believe in YOUR ideal, don't go off.
  4. Remember this quote, "worrying is like putting a bet against yourself. Would you bet against yourself to lose?"
  5. Beware of the hot ones pretending to be good - They are all the same. 9s 8s 7s. Some 9s are friendlier and more professional when it comes to dating, but just treat her like a 3.
  6. Remind yourself where your business is going, and where you want to be. Aka I want to have x about of money by the time I'm 30. Im on course if invest x y z. Have a plan on how to grow. Don't be stale and happy with a small salary. Dream big.

DON'T RUSH THINGS
Right now it would be a useless risk to have all these massive changes at once, let time work FOR you, not AGAINST you...

Keeep the fat bitch around to pay for half the rent (if you get a new place, it's not going to be as good as this one, and you'll have to pay more) and remember SHE CAN STILL BE USEFUL (helping you if you're sick, running errands, cooking, cleaning, etc...).
In the meantime improve your financial position, finish your studies and, on the side, fuck those college girls you love so much, playing it safe (i.e. don't get caught).
A year isn't that long, if you work diligently by this time in 2015 you'll have a bigger business, more cash, you won't be bound by this lease anymore, you'll be buff as f***, and you'll finally be in the ideal position to dump the whale and get on with your life. trust me.

Fuck yes. Thanks man. This is a big part of why figuring this situation out has been difficult: she's still useful. She does a lot of cleaning, pays for rent and is basically doing house wife shit (especially since I stepped up my TRP angle with her).

A year isn't that long, if you work diligently by this time in 2015 you'll have a bigger business, more cash, you won't be bound by this lease anymore, you'll be buff as f***, and you'll finally be in the ideal position to dump the whale and get on with your life. trust me.

Option d: you break up and break the lease. Take it in the ass with a penalty payment and then you're free. Consult your apartment lease for the details. I think it'd be something like a months rent in fees.

Just get your shit in order first. Save up some money for the fee, quietly start searching for more reasonable accommodations, and when you have all your ducks in a row, pull the trigger. Give her a few weeks to find her own place (or just pay your half of the rent for a month and move yourself out).

My problem with this, at least if I'm understanding correctly, is that we would both be joint breaking the lease, meaning we would both move.

The apartment itself is fucking awesome and in the perfect spot of my city, so I really don't want to ditch on it.

Not to mention it is literally a stones throw away from a very well known college that is absolutely flooded with 9's and 10's that can't enough D.

I definitely like what you said though about consulting the lease, I might email or visit my landlords and see what they think or if they have any suggestions.

They're pretty cool people and I'm sure this isn't the first time they've had this type of issue, so maybe there is an easier route actually. Thanks for the feedback man, I appreciate it.

I was living with a girl, we broke up before the lease was up. We told the landlord we were moving out, he relisted it and told us we were on the hook for the rent until it was rented again. It rented right away, he kept a big part of the security deposit for "cleaning". My ex and I figured he was entitled to it because we did break the lease after all.

Landlords have only 2 fears: a) you will trash the place, b) you will stop paying rent, squat, and tie the whole thing up in court. They are pretty reasonable people, if only so you don't do these two things.

As grimy as it is, I have been keeping tabs on anything and everything she's been doing or has done that has violated small B.S. in our lease (or what I remember from our lease last time I looked), e.g. "no smoking under any circumstances" - she's smoking weed all the time now, just for example.

And not to mention she has listed the apartment on Airbnb which is surely a violation in our state and of the lease.

So worst comes to worst I could sort of "blackmail" her into moving by saying if she doesn't leave, I'll get the landlords against her and I can prove 100% of my claims against her.

I certainly won't go hungry though if I had to instantly kick her out, I'd just have to make a lot of demanding changes which are far from ideal for a fully course loaded college student who is also trying to manage a growing business. Perhaps it's a bit of a lose-lose. Thanks for the feedback mate.

You might be able to convince her to leave, but your landlord is not going to care as much as you think he will. It takes a lot of work for the landlord to evict someone, even if he wants to. At best, you are looking at months.

I appreciate that, but I'm very optimistic still. I even think part of her wants to leave actually now that she knows how far past her bull shit I am. And since I own 90% of the things in the apartment, she knows it only makes sense for her to leave.

I've also sort of been working on building a rapport with the landlords (it's sort of a small company of a few people) just in the event I need to use my favor to sway the scales, if it comes to that.

This is a lot like how I've been considering the situation lately. That guy I spoke to in the bar? That girl I approached in that bar? I stood outside of the front window of that place for a good 10-15 seconds (it was raining) thinking why on Earth would I go drink alone in that bar? For some weird ass reason I pulled the trigger though and walked in, and I was extremely glad I did after the fact.

Makes me think about other things I'm hesitating to pull the trigger on, and since I tend to be overly-analytical it makes sense I'm over thinking this - but it helps to get advice from people on the outside. Thank you for the wisdom.

I would tell her to leave, then just find another roommate on craigslist or something. If it's such a good place you'll have loads of people lining up to get in there. Just make sure to do a background check or financial check on possible new roomies. Rock.

My other, much smaller, circle of friends are older and far too successful to be interested in sharing an apartment.

Your biggest problem seems to be kicking the landwhale out without taking a financial hit. My advice : use your social network to fish for a viable candidate to replace her. They might be too old / successful to be interested, but they might know people who aren't and if you're make clear they're only to send people they're willing to vet, the quality will be far better than fishing blindly.
