If you select an apartment that is a fun enriching place for the kids to be, I think your issue goes away. The kids need a bedroom and beds. I splurged on an awesome loft bed for my kid. It made her bedroom at the apartment very cool. We put Christmas lights all over it and decorated it. The apartments had a pool.

Eventually I moved out and bought a house. That apartment was cool and I didn’t have to do any maintenance.

One little nugget, it is way easier to have hoes coming through at an apartment. The neighbors at a house see everyone coming or going. I quickly got a reputation for being a bachelor with random hoes coming and going. I laughed it off and my neighbors like me now but nonetheless an apartment is way easier to host new tail.

When I split with my now exwife, I owned my house. It was my "separate and sole property" house. Because my exwife and I lived in it for 11 years, she wanted 50% of the equity. She wanted 1 of 2 options.

Option1. I let her live in the house with the kids for another 12 years and pay all of the household bills until youngest kid turns 18. Then we sell the house, and split the proceeds 50/50. She is convinced that I agreed to this.

Option 2. The house gets sold now and we split it 50/50. This is what she argued in divorce court trial.

I said "no way. Separate and sole property." And I offered to return to her 50% of the mortgage reduction from the date I got the house (2 weeks after we were married) until the date we separated. The judge agreed with me. It was like 15% of the equity.

But I kept the house, because this is the house my kids grew up in. Their memories are here. I also got 50/50 custody of the kids, so it made it easier too, for their bedrooms and stuff like that.

if it were me, it'd depend on when the divorce was (how much time has passed) and how old the kids are. I'd give them plenty of time to adjust, and I'd start planting seeds of a potential move by telling them, maybe even a year out and have the kids help me pick out the new place to live assuming they're old enough. Ultimately I'd still pull the trigger because money is money and I'd hate to live in the past that the house symbolizes. But that's just me.
