Alrighty, I'm not positive this is the perfect spot for this post, but I'm looking for advice both on a good way to handle my situation and understand any possible outcomes. EDIT: to add that I am in Colorado.

My ex and I have been separated now for almost four months, we are getting a divorce, we agreed that it was probably best to just wait til after the holidays. We will likely be filing within the next few weeks, depending on correlating schedules. We do have a two year old son together.

Now, our relationship had been pretty dead for a while so when she moved out she moved right in with a new boyfriend, and has been living with him since. I have no issues with this, I was just happy to be my own person again. We all get along nicely, mostly focused on proper parenting for our son. However, I feel largely that this is due to the complete lack of discussion of all other divorce-related subjects. I've tried to broach the subject of who gets the house, do you want a formal parenting plan, etc. But she always brushes it off and says we'll talk later. This was not a huge issue to me, being preoccupied with school, work, the holidays and my son.

Now to my concerns: In the last two weeks I have met up with an old female friend, one who my ex wife knew of (had never met personally) and does not like, due to (I'm assuming) jealousy. We've been hitting it off pretty good and I see this going in the direction of dating. My ex has specifically stated to me in the past that she did not want me bringing this girl and two others from my past back into my lives. The "two others" were ex-girlfriends, this one, however, had always just been a friend. I plan to take it slow, mind you, my son is my first priority always.

I am worried that when I tell my ex-wife about any involvement with this girl(even if dating does not happen) that she will make our pending divorce very ugly. She has shown in the past a tendency to "cut off her nose to spite her face" in arguments to "win."

Can she legally do anything to take my son from me? I am largely the child's financial support as well as the more stable parent. I understand that stability is harder to prove but she is also the mother.

Also, as a possible second best in her eyes, can she then bar me from seeing my son and my female friend together? It is my understanding that if she were to invoke anything like that it would also apply to her and her current boyfriend, is this correct?

Also, though much less important compared to my son, my ex and I have a house together. My parent's loaned us, without any official documentation, the money for the purchase. We have a verbal agreement to repay them within five years. (Purchased a little over a year ago, not the smartest move but c'est la vie). In regards to the house, since she no longer lives there, though her name is on the deed and she does have a key, what are my rights in keeping the house? I have very few other options in terms of living arrangements, since, financially, the house payment is drastically cheaper than any rentals in the area. I would be hard pressed to find somewhere I could currently afford to rent. Also, in the event that we have to agree to disagree on who gets the house and choose to sell - is there any way I can guarantee my parents get their money back from the sale? Market and real estate value issues aside.

I feel like the possible best course of action is to keep the potential future girl on the back burner and in secret from my ex. Get the divorce done and over with, hopefully as painless as possible, and then continue openly from there. I believe that there is a stronger possibility of me getting the house from her (her new beau is pretty well off financially) and keeping our parenting plan civil. However, to protect against any future back lash of any possible announcement of said girlfriend, what should I be sure to do so that she can't then take my son or make changes to parenting rules to spite me?

TLDR: A TLDR might not do my question justice but more or less ex who has had boyfriend since split hates potential future girlfriend, have not yet gone through divorce yet, what are my rights in terms of my son and housing.
