You're right about the wide awake thing, but I think you underestimate the power of feelings when one is in a relationship or attracted to someone. It becomes easy to overlook all or even most of the negatives even though one is experiencing them firsthand. Surely you can see this around you. Perhaps your male friends proclaim their happiness, but consistently complain about various things in their relationships, and it's obvious that they'd be happier if they weren't in said relationship. I know that I see it all the time. I've experienced it myself, despite being wide awake. Overlooking faults of our guy friends doesn't normally put our entire futures at risk. I see their faults, they see mine, but none of us is ever even thinking of looking to replace the other.
There seems to be a damn good reason some of these guys talk about unicorns. Women today are fed a constant barrage of ideas that encourage them to always be looking for something better. Additionally, they're fed a constant barrage of ideas that shape the way they see men. An overwhelming majority of people are totally incapable of transcending propaganda, whatever the push, especially when everyone around them is buying into it.
You're encouraging this guy to play with fire. If he moves on thinking that he can have a relationship on his terms and his terms alone, it won't be long before his significant other is being fed a steady stream of concern from her friends and relatives regarding his abuse/manipulation/unworthiness/etc. She'll inevitably feel the truth in some of this and I don't think any amount of communications skills between man and woman will trump her very subjective experience. Rational communication gives way to emotions and outrage, and then the government weighs in, whether or not one or the other or both has gotten physically abusive. The man is then fucked.

OP certainly deserves the benefit of the doubt when it comes to being able to think for himself and take the risks he feels are worth taking.
Let's assume you're right and NAWALT, not all women are like that. In any event, it still behooves him/us to consider the ramifications of government mediation as practiced today. I regularly see stories posted here discussing prenups having been tossed aside. Evidently there is no legally binding way that a man can be protected if/when a woman decides that she can do better. If she hasn't already began to think like that, menopause is bound to ramp up the emotional roller coaster.
When I said the man was fucked, what I wanted to continue saying was that his options will be limited to two: 1) submit to his unstable wife, 2) divorce rape, as it's called around here. Of course there are exceptions to this but it is exceedingly rare.
I'll skip the legal risks in the #metoo revisionist movement, though they are not insignificant.
The red pilled unicorn that you hypothesized about...I'm not waiting and I'm not willing to roll the dice either, not until the laws have changed. You and the OP, on the other hand, I'd wish the best if you so chose. For the record, I'm in the camp of taking risks, especially when it comes to realizing a dream.

I keep an open mind regarding the possibility of unicorns, but I've been very fortunate to have had many relationships wherein all parties were exceptional communicators, exceptionally understanding, and exceptionally secure in their being. I'd be surprised if I ever found all of that in a compatible, fertile woman, however. If I could get over the block with regards to obese women the chances would improve, but not by much. And still, the government having a gun to my head is not reassuring.
