Read "real estate investing for dummies", "the millionaire real estate agent/investor", the bigger pockets beginner book, and listen to the bigger pockets podcast and lurk the forums and then jump in. Its not rocket science, you just need to have the right knowledge base before you get started. I bought my first duplex this year, for 70k and its been netting me 1250 a month (850 after the mortgage and tax/insurance payments) for 9 months now.

I would strongly advise for real estate, as long as your in a good area for it. I just bought my first investment duplex 7 months ago, and literally have just been collecting a check every month. Bought it for 70k, rent on each side is 625, and the mortgage (incuding PITI) is 400, so I net 800 a month, and the house is being paid off by the tenants as well. As soon as I have the funds i'm buying more duplexes.

Go to the dealer. As long as you have a decent down payment, you should be able to get pretty good financing terms. I use to have people over my apartment all the time. I would make a facebook group and invite like 150-200 people. Always ended up getting at least 15-20 people, usually more. Only advice I really have is expect like half the people who said there going not to show up and expect a lot of people you didn't think would come to come. Get the powder, you'll get the same effects and its pretty cheap. I've done two cycles of p90x and two cycles of Insanity (basically p90x cardio 5 times a week). During the time I had it, I would rest for a day or two, try to jump back into work/ working out etc, fail, and end up back on the couch for another couple days. Yea my mom is the same way. SHe has to control every little thing my twin brother and I do- If we talk back to her or don't listen, it makes her freak out even more.
