I have a house for sale and a prospective buyer's child support issues have revealed some interesting insights.

While trying to help this guy through the purchase process, I learned that his first daughter was born when he was 14 years old. She is 23 now. For most of his working life the guy has needed to work under the table construction for cash, to avoid abject poverty from crushing child support payments.

The guy now works construction in a big city, making a great wage, plus massive overtime hours. He has enough cash saved for a huge 50% down payment to buy my house. You would think that with that much down, it would be fairly easy for him to get a mortgage for the remainder.

However, the court still has its claws in him for back interest and penalties, even though he has paid off the principal that was due to his baby-mamma. Next week he goes before the judge to offer settlement in compromise, to pay less than he owes to finally finish his nightmare. Until that is resolved, he can't get a mortgage, or even a loan from a private lender.

My interactions over the last few days with the women work at the mortgage company and the title company, highlight the fallout from having issues stemming from non-payment of child support.

When they learn of the buyers situation, these women summon up the most hateful, sour expressions on their faces when working with me to organize the sale of my property to this guy. They abhor and are disgusted by this guy who just wants to buy a modest home. I can tell there is very little chance these women will do anything to help my sale conclude. They can't just tell me and him to piss off, but they sure as hell will not make it easy for the deal to close.

My conclusion from this experience is, if you are a young man who can't pay, or keep up with mandated child support payments, you are far better off leaving the country and starting over somewhere else. This guy had 23 years of hell from just being an ordinary kid, who got fucked by the system and just now, in his late 30s, is pulling up from his nosedive.

The social stigma from bitter hags in control of too many offices that you must interact with to make progress, is a barrier that is better to avoid than surmount.
