i shall give you some honest sincere advice that i would personally do.

ask myself if i am genuinely happier not being in a relationship with her than with her (it sound like you are), once i am sure tell her how you feel and explain that despite not wanting to be
boyfriend girlfriend i still like and care about her as a friend, and offer the choice of her now paying rent again, her moving out, or you moving out (if you would rather). either way explain you are not together you are just housemates again and so will have a housemate relationship if she cant cope with that she will have to leave, if she treats you in anyway differently to how she did when you were housemates, you shut that shit down and tell her to cut it out or you will throw her out.

if however she had done anything that was a major issue in the relationship so i didnt like her anymore (as a friend) i would simply end it and give her marching orders.

you fail to do any of these you are a chump my friend.

I used to work from home... good living at it. As soon as my daughter was in bed, I'd go driving at night. Just driving, scouting for deer, whatever. (Tough way) Be abrupt about it, and give her an ultimatum.
(Sneaky way) Get another apartment, and stop paying rent in the one she's in. Move out and then tell her she can either support herself living there, or find a new place before the rent expires.
