Ex wants the house, she can sale it for about 60 thousand in profit and the car worth about 15 thousand. In exchange she will not collect alimony, touch my 401k and my savings. Have kids and we would be doing 50/50 custody, I would still have to pay her child support. We are trying to do this without involving lawyers. Feel like she is getting the better deal, but might be better then having to pay for lawyers.

Hard to say without knowing the value of the things on your end. Do keep in mind that it sounds like your savings are the only liquid asset (that is, ready usable cash), where as the car, house and 401K are all frozen to some extent (in increasingly solid order; she'd have to sell the car or house to get funds). Is she keeping everything in house that is not "yours?" Does that have any value? Keep in mind that anything your brought into the marriage is yours and usually non-negotiable for asset distribution.
