Update:

My attorney is creating the settlement agreement to state the following:

At 3 years after the divorce, she needs to refinance and buy me out my portion of the equity or house is sold. We are going to put that I will pay the mortgage in Lieu of CS/alimony for 3 years, refinance or house is sold, whichever comes first.

50% of the house sale AT THE TIME OF CLOSING, not the date of the settlement agreement. Both pay 1/2 closing costs AND 1/2 of reasonable and necessary costs to get the house ready for listing. Talk to your attorney, but you should get credit for paying CS and let the wife redirect those monies to the mortgage payment. Alimony should always be negotiated away, if possible, but if not limited to a very low number and with a set termination date. Good luck.

outright in lieu of child support

Major fail. You cannot -- cannot -- waive, avoid, or contract away your responsibility to pay child support. And guess what, it may not even depend on what your ex-spouse says. The state itself could come in, intervene in your case, and file a motion demanding you pay child support, especially if the ex spouse falls on hard times or otherwise avails herself of any public aid or assistance. That will be an automatic, slam-dunk win -- the Court won't even give a shit what you have to say on the matter.

Don't even waste your time researching this.

Do not do ANYTHING in lieu of child support. After it's all signed she can walk right over to the state child support authority and file for CS and it will most likely be ordered at the guideline amount. House needs to be sold, avoid financial entanglement post divorce.

What if she never sells or puts mortgage in her name? Free house forever for her? You never realize your half of the equity?

Each of you are entitled to half of the marital assets, how that works out in practice can be a matter of horse trading, someone may get more cash so the other doesn't have to split retirement etc.
