So he's paying the property taxes, repairs, insurance and maybe 100% of the utilities. Probably a mortgage as well. In some markets that probably runs easily to 50% of the rental cost. Granted he has an asset at the end of it, but it is hardly the case he's paying nothing.

I “rented”my house out to myself and three other dudes. They communicated with the landlord ,aka me, through email. It was nice, not one member of the house knew that I owned it and trouble makers were thrown out.

My ex and I both owned a house. We decided to live in mine and airbnb hers as mine was bigger. We discussed and decided that we would split the lot down the middle, income and expenses. Rent was paid to her due to paperwork and lower taxable income, and we would have to reconcile.

In the end everything blew up when summer hit and we hiked prices and it booked out. Suddenly, swimming in cash, she decides it's hers. I didn't object if that's what she wanted to do, but if she did, she owes me half the "rent" of my house. Absolutely blew her lid because I'm an asshole trying to manipulate her and steal her money. She had already spent the money too, so guess who got screwed when we parted ways... Oh I also partially paid for it to be furnished.

I thought about putting all of my assets (house, cars, bikes, etc) into a trust, just to protect it all in case of some type of lawsuit.

Hell, in America someone can break into your house, trip down your stairs, sue you for the injuries... and win.

Not sure if a trust is better than some type of corporation.
