You buy her out. You’ll have to refinance the house in you name when you divorce, give her half the appreciation $$.

Keep in mind that just because she can't afford the payments on her own, doesn't mean that she isn't able to stay there right now. If the deed of the home has both of your names on it, then she is entitled to part of that home. If you don't want to live with her anymore and want to keep the home, you will have to buy her out of her portion of it if she is willing to sell it at this time. If you can't do that, then you are left with the option of selling the home so that you both can get something of your own.

If she is not willing to go along with selling or a buy off, then you will only be able to do things through the courts, as you will not be able to just boot her out. Even if her name isn't on the deed, you can't just boot her out.

If both of you are adamant about staying in the house, then a judge will order it sold and the proceeds split. You'll likely go through mediation first, because the judge doesn't want to see you before you try to work things out as adults.

Stop being the white knight trying to save her from her problems. She's a grown ass adult and will figure out how to pay bills, or lapse into foreclosure. Not your problem.

Does your wife work? With a long term marriage, I'd be more worried about spousal support amount and duration.

I'm waiting for over a year to get my ex out of the house. Court is backed up from COVID so mentally prepare yourself for a long multi-year drawn out 50k legal battle. She also made up a DV charge against me so even though I expected it and moved out last August to prevent it I'm still fighting a DV restraining order and my step kids are all lined up to falsely testify against me so they can stay in the house longer.
