Can you buy out her half of the house? Get her to quitclaim it to you, use a lawyer.

If you can buy her out, you sell it. The last thing you want is any financial entanglements post-divorce. And the worst entanglement you can have is real estate. Sell it and be done.

That sucks.

On the possible bright side? This is a bad time to buy. But great time to sell! 3k sqft is not fun to maintain in my personal experience.

Maybe you can sell high, get something small, then buy in again once prices drop. I took some time away from a big house to live in an apartment complex with a pool, view, and lots of single women. Now I'm in a much smaller house which is less work, but I miss the apartment. I don't miss the big house, other than bragging rights.

What state? Is the mortgage assumable? You may have done this, but check with your attorney. In some states, you can do quit claim deed instead of a refi. Refinace after divorce is a damn money grab. If you qualify to make the payment, there should be a law where you can automatically remove ex wife from the deed without doing a refi (assuming that is agreed to or court ordered).

Buy out her equity if the home means so much to you.

Give her the house and ask her to give you 70% or 80% equity saying that the house is a lucrative asset with low mortgage and potential upside. She will fall for it. If interest rates remain high for next few years, you would have made out like a bandit

I feel kind of lucky because we have mold damage in our house. I had the dry wall removed and the foundation repaired. Now if they don't agree to the buy out, I will offer to sell it and see what the market will bear with unrepaired mold damage.
