This is a problem that Mystery solved 15 years ago by saying that you have to take baby steps and not ask for big compliance, but actually take small steps again. If you want to get a girl to stand up and spin around, you don't tell her that, but you actually go this way: tell her to give you her hand -> tell her to stand up -> tell her to take a step to the left/right ->tell her to spin around.

In your case follow the same system: schedule a date -> take her to another venue (2-3 times) --> go to a bar/location that is close to your home --> (from your home if it is too soon, take her back to a bar/location) ---> take her home again --> and now you know the rest.

You can't do this texting her, it's not nice, use the text only to schedule a date.

Don't invite women to your home over text. Invite them to meet you somewhere neutral for a date. If you get along on your date - then you can invite her home from the date.

If you invite women directly home over text, most women will decline because they perceive it as a cheap, low effort booty call. Women want to feel like you value them, and that it's not just about getting an easy lay for you.

+1 to invite them somewhere nearby, with the option of extending things at your crib. Have your crib ready for her approval. Clean (clean the toilet you scoundrel, just kidding). But really, have it ready and nice so if she does come over its a “nice” feeling and not bringing her into some disheveled situation. This will just get her even more stoked. You need to provide much more details if you want accurate advice. As it comes to ultimate frontier of asking girl to come for sex, it should be done more or less in tone of whole previous escalation, don't be blunt about it and make it look casual and natural. It will "just happen" at your place anyways, but women's "anti-slut" system must be tricked somehow first.

Before we meet I might communicate expectations; that I intend to have a good time and that's it essentially. But if she looks like the pictures, the conversation is okay, my intention is obviously to bring her home. You don't communicate that.

I try to get her to a bar within 5 mins of my house (10 min walk). This makes it easy to get to my place. After a drink or two, I propose grabbing a bottle of wine and heading back to my place.

But I also use things to lure them. Anything from a jigsaw puzzle, VR, meeting my dog, ride on my motorcycle, playing music etc.

For example;

Don't set it up as a hookup, very few women are actually into the idea of just having sex and never seeing each other again. They will at least want a sexual relationship to develop over time, they don't want to just get used like a piece of meat. You don't have to commit too early either, but it has to be under the pretense of eventually wanting a relationship and then it's her job to try to get you to commit, if you're looking for a big commitment right now.

Ummm you're not really giving us much information, all I can say is that if these women are refusing your invitation then it's most likely a comfort issue. You need to provide more detail as to what's happening, are you going out on dates? Are you cold approaching these women in the street? Are you dming them on tinder? Women crave space, and you need to escalate with kino and be very patient, patience is key to success. You might have bad communication skills, maybe she's bored with you, and doesn't see you as a sexual candidate and views you as a friend, there are a plethora of reasons that could be preventing you from having sex with her, it also could be her being jealous and angry, it could be insecurity
