The best way is to treat them like a typical human and ask them questions that are related to getting to know them as people before talking about sex or seduction.

It's really that simple, you just treat them like a new person you are trying to befriend. Having knowledge of how to be a good host helps as well, if you're at your place/a friends place. Most people dont know this stuff i guess though, based on my experience. Might be due to the company I keep and the area im in though.

Be direct and relaxed. If they get the impression you're "planning something", that uncertainty will put them on edge. If they get the impression you're reactive, that will put them on edge. If you're a nervous insecure mess - or you're overly aggressive or something - she obviously won't be comfortable.
