A second mortgage requires both signatures. No lawyer is going to allow her to do that so you'll need to come up with another funding source to pay off her equity if you want to keep the house.

I was surprised to find out my conventional 30 year was assumable. I didn't need to refinance and got to keep my 3.25% rate. 1500$ in closing costs and a quit-claim was all it took to get her off.

Of course you do need to buy her out, so either you have that capital, extra retirement (which she'd accept) or have the ability to borrow that amount. I've heard of people doing HELOCs for this, personal loans, again extra retirement funds, etc. In my case my parents loaned me the money.

I was lucky because she wanted the house. I used that to my advantage and she negotiated away financial assets to take the house and she had to refi the mortgage. I got the money have a new house without the memories. Win win for me.

If she’s on the mortgage, it’s unlikely assumable. Meaning, the only way to get her off the mortgage is to refinance.

If she’s not on the mortgage you could get a HELOC. Alternatively, you could pay her from retirement or some other asset.

My wife “bought me out” by not making a claim on my business. I kept the business. She kept the house.
