Sit in it and wait a little while before you make any decorating choices. I’m talking, 3 months minimum. The way you feel about the house and what you think needs done will change as you live there.

Don't rush out to deck your house out right away, and give it a few weeks before you think about painting! It helps to see the flow of light through the house before you commit to any paint colors.

I don't know if you are set on furniture, but house tend to be more warm and comforting if you layer in decor than if you go to Ikea or Target or Art Van and just load up on all brand new furniture.

Cook at lot! Make that home smell like you! I like to have simmer pots going in the winter because they smell so darn good.

Make a list of all the projects you would like to do in the future, and then tuck it away while you settle in. We lived in our house for about a year before we started tearing into things, and it helped us to know what we could and could not stand to live with, haha.

I have never lived in my own house; we bought a condo when we got married, but I do have some advice on decorating:

When we first bought our condo, before I did any decorating, I made moodboards for each room in the house. I identified 2-3 words to describe the vibe I wanted each room to have. So, for example, my bedroom was "calm & natural" and my dining room was "vintage & quaint." Then if there were any architectural features or furniture for each room that I definitely wasn't going to change, I found photos of those to start off the moodboards. So, for example, my living room had a fireplace with a black tile hearth and white wood trim, and I knew that wouldn't be changing, so I found a photo of a similar fireplace and put it on my living room moodboard. If you are already moved into the house, you can also just take photos in nice, natural light and add those to your moodboard.

Then, I searched Pinterest and Houzz for photos of decor that embodied the words I had chosen for each room, and I pasted those onto the moodboards. I only added photos of decor that had the correct vibe and also matched the unchanging furniture/decor that were already on the moodboards.

Once I felt like I had a bunch of different decor elements on the moodboards (furniture, lighting, wall colors, window treatments, rugs, art, etc.), I started editing my moodboards to create a cohesive vision. I deleted any images that didn't fit the vision after all, and kept only my favorites. I started to arrange the photos so that they gave a sort of picture of what the room might look like (rug towards the bottom of the board, wall colors towards the top, furniture in the center, lamps/lighting in the appropriate places, etc.) If I knew I wanted/needed a particular element in a room, I made sure I got at least one example of that item. So if you know you need a bookcase in your living room, make sure you keep at least one photo of a bookcase you like that goes with the rest of the room.

For my moodboards, I prefer to use PowerPoint or Google Slides, and I make a new slide for each room. I type my inspiration words in an appropriate font somewhere along the margins of the slide. I grab photos of things I like using the Snipping Tool. I find this works a lot better than Pinterest because I can arrange the board exactly how I want. I can overlap photos where necessary, and I can cram a lot of different elements into one slide so I can see the whole vision at once. I also like to use the Snipping Tool so I can cut specific elements out of images that inspire me instead of trying to work with the whole image. It also helps me grab images from any source, whether that's Pinterest or Houzz or a store website.

I have also done this with paper and magazine cut-outs in the past for my apartments, but that's a little clumsy in this day and age.

Once I have a moodboard I feel great about, then I stop touching it! That's my established vision for the room, and I try to shop for elements that will achieve that vision. I don't have to find exact replicas of everything in my moodboard, but I shop for objects with very similar colors, textures, and finishes, and make sure that anything I buy fits the established vibe.

This method has worked GREAT for me. Every room I've done this process for has turned out very much the way I wanted it.

Since your home is more affordable, take whatever extra you're saving by not living in your downtown condo and put it away for home repairs... don't get blindsided by a broken boiler or a leaky roof!
