One of the big things I did was purchase a house in a rental area, only put 3.5% down... then rented out rooms. That is what really dug myself out of a hole quickly, the extra rental income. I live in an expensive area (NYC burbs), so even that salary didn't go very far around here. Before I bought a home my 1BR apartment was friggen $2400/month.

I divorced in 2016. At the end of 2016 I had less than $1,000 in cash and investments. Since then I have purchased a home, started a business and focused on myself. Even with major purchases (all of which were budgeted for), I have grown my liquid net worth (cash and stocks) to over $140K in just 3.5 years. Marriage is what was holding me back in life. I now spend time working on my business, boating and fishing, and taking my dog swimming... as well as hanging out with some quality friends.

Smartest thing I did was buy a house in a very renter friendly neighborhood. I live there and rent out two bedrooms, my tenants pay most of my mortgage for me, I could rent out another room and live for free but I like having the entire upstairs to myself. No bank would issue that loan to someone who only makes 6k per month, realistically he’d need at least 600k down. Then he can finance the other 400k, but then he’d be house poor.
