Same. We bought the house from my grandparents. I don’t think either of us can afford to keep it, nor buy something else right now. Fun stuff.

Do what a friend of mine is doing.. rent it. The value of it will go up. If you can clean it up in a month and rent it out for a little more than mortgage.. the value of it will go up so you can sell it in a few years or so and make more money off of it.

Divorced this year, bought her out around May. The house didn’t appraise for nearly as much as she would of liked which worked out great in my favor.

I didn’t think I would be able to afford it and all the bills just on my salary but without her; my finances turned out to be more than enough. She spent money on a lot that I don’t. Really glad I made that decision because finding a house to buy or even an apartment to rent seems difficult.

She ended up paying 40k over asking price on another place, which was most of the money I paid her out.

Just my two cents and how things worked out for me.

If you're concerned, you probably can't (or forsee the inevitable tough times ahead). Either way, this isn't a bad time to play conservative. Housing prices are white hot. Inventory is rather low, so your options are limited (and you're gonna have to get into a bidding war with some other knucklehead). "Asking price" is a cruel joke these days. (in your favor as the "seller" though).

Do the safest, most conservative thing right now. This is only a phase. The first three years after a divorce are pretty rough, financially. It's only a house. You and your children will live in many more as the years go on.

Plus the psychological effect of starting your own "country" from scratch is underrated. Even better is letting your kids be a part of the process. The home becomes yours and theirs. Have them take ownership as early as possible (3-years-old, even). You paint the walls (even in an apartment) and go shopping together and have them pick things out. That's the stuff that builds bonds. Most_Materialville becomes a place where the kids feel adventurous about exploring life.

If you have a newborn or infant, it's a somewhat different story. But not by a ton. You're still building culture together. That said, god help you if your county still plays that "tender years doctrine" crap. Your best bets here are mind control lasers, an attorney that chews rocks or frequents the same underground sex club as the judge, or both.

Bringing back to you, let's run with that "country" analogy. Think of homes like bases. You've got one here right now. Often, bases outlive their usefulness. They simply do not reflect the mission, strategy, and realities of the "new" world. They are closed and the forces re-deployed where it makes sense. As the downside here is the destruction of a small town, divorce is already doing that to your family.

Are you in the uk? Get an evaluation by a chartered surveyor rather than an estate agent if so. Far more realistic valuation - estate agents will pump up the price...
