Quick stats, married 23 years i am 53 she is 45 live in Kansas. She makes 85k software engineer. I usually make around 45k self employed mechanic but last couple years i have had medical issues and made 12k last year and nothing so far this year. Future years in question due to my body just wearing out from being a mechanic and surgeries to stay mobile.

In this case my stbx wants to work it out ourselves without getting lawyers involved (its what she wants and i just want her gone). She is willing to walk away from everything for whatever reason (guilty conscious for how she treated me maybe?) and leave me the house, the project house we were going to retire to when finished, all of my personal assets tools, guns, cars, misc, and a flip house currently unfinished (needs another 25k into it then worth around 90k).

For the agreement I would have to pay off the remaining mortgage, the mower loan in her name and all of the debt in my own name and she will pay off all of her debt in her name. In exchange i agree to not go after her for alimony, spousal support of any kind or her retirement account. I am concerned that (1) would a judge even sign off on it (2) what am i missing that she is willing to walk away and (3) should i get a lawyer involved anyway?
