Your conversations are likely going too far into one of these directions:

Too boring: There's no emotional impact. You are seeking rapport, and hence you shy away from anything which might offend them.

Too weird: To are trying too hard to impress them, you say extreme shit. It's entertaining but unrelatable.

Too aloof: "Is he gay?" That's what she may be thinking given your inability to express man-to-woman interest.

Too keen: "Whoa, this guy doesn't even know me but he is already super impressed by me. He must not have a lot of options."

Too approval seeking: You're unable to say anything concrete. You're too concerned with her opinion. It comes off like you can't make a decision, and that you're always subordinate to other people. She wants a man, not a personal assistant.

Too uncaring: You don't care at all about her role in the conversation. She doesn't feel valued at all, and you seem too into yourself.

I don't want to criticize you because you are genuinely seeking out advice and that is great.

I will say, that one thing that is a huge turn-off is a guy who doesn't let me be part of the conversation. It might be because he is nervous, or whatever, but when they just keep talking about themselves and stories and ideas, and aren't really listening to my comments (if I can them in), I'll walk away from the conversation without even saying "bye." Whether it's intentional or not is besides the point, but a lot of women will walk away when they feel like they are just a soundboard for a guy to talk about himself.

Looks don't matter (I have NO looks). It's rapport.

Build it, escalate with CASUAL light taps on arms, back of the hand, don't hold. Hold a finger. Keep eye contact. She must feel that she is in control.
