Far to vague of an question to get a reasonable answer.

Basically why would you buy a house with 3 bedrooms and rent the rooms which will pay substantially less than renting out 3 small apartments for example?

No one who wants to have some kind of private life rents a room in a house with 1 mutual kitchen and bathroom.

For example you can buy 3 small apartments (30-50m2 each) for around 100-150k € and rent out each for around 300-350€ monthly.

If you live in a tourist location you can rent out a 3-4 person apartment for around 30-50€ per day during tourist season (depending on the location, country etc)

The above is just an example and the above numbers and taxes you'll pay vary depending on your country.

I always wanted to live on a boat off the coast of California. Or somwhere out in the middle of nowhere in the Mojave. Or high up in the mountains. This is my tentative retirement plan. I don't think suburban or urban living surrounded by postwall women, their betabux, and crotch spawn is for me. I'm 30 and probably won't be able to buy property until I'm 50. I got fucked over with grad school loans and a shit job. I took the red pill too late. Trying to make the best of it. Living minimalist, paying debt off, and trying to save. It's hard. Why are you buying a house? Are you sure that's the location you want to live in for at least the next 10 years? Is your employment stable? Are there other employment options nearby should you lose your job or decide that you don't like it anymore?

Carefully consider giving up your mobility. Buying is usually advantageous on long timelines, just make sure it is long term.

If you don't want to live alone (as I saw in a comment further down), maybe rent 2 or 3 bedroom apartment?

Be careful about renting your spare rooms to females. You might get tempted to bang your tenants and then all sorts of problems can emerge because she may claim you raped her and she can take the house. Better to rent out the entire house and then use a portion of the rental income to rent for yourself a small place for yourself.

-- I think the entire reason that you bought a "3 BR" (and 2+BA) house (and probably in a generic "family" subdivision) is that -- regardless of what you're saying HERE -- you are subconsciously aiming for (B).

-- And that you're simply attempting to rationalize it as a "wise decision" (good investment) via speculating it has at least some potential for setup (A) -- which I'm sorry to say, given the house's location, and your own complete lack of experience at such things, is highly improbable (i.e. not likely to happen at all, and almost certainly NOT gonna work out long term -- except in certain specific/distinct {and generally short-term} scenarios, the "rent out the bedrooms" never works).

-- But of course all of that is fundamentally irrelevant, because what WILL happen is option (C).

Option (C)? Yes where in essence you just unwittingly bought a house FOR a (C)hick -- or (C)unt -- that you don't even know, haven't even met yet (or more correctly for a "single mom + crotchspawn")...

All that really remains is to identify which single mom -- or for her to identify you -- (and then of course to play out the whole scenario where you meet her, fuck her, begin to "date" her and think "she's different" -- etc -- FF to her {and eventually her+spawn} gradually moving in on/with you, then marriage {and/or +new "spawn" you'll believe is yours, but which probably isn't} -- and a few years later, the VAWA/DV incident that gets you kicked out, the restraining order and the divorce+child-support-rapefest that hands her the title while leaving you with the payments, etc.)

Because if you WEREN'T at least "subconsciously" aiming for "tradcon home," -- then you categorically WOULDN'T even be looking at, much less buying a "3 BR, 2+BA" house on a postage stamp subdivision lot in the burbs -- you would be looking at/buying either: (1) some condo/loft in the city; or (2) if you were ACTUALLY intending on using rental income to pay for your housing some in-town DUPLEX (side-by-side multifamily); and/or (3) if you were TRULY committed to being MGTOW-for-life you'd be going for a small/smallish 1 or 2 BR (single bath) cabin/chalet on an acre or more of land (which also means exurb or rural).

ANY of those options would have REDUCED the likelihood of you ending up with the "tradcon" arrangement -- and that's why you're (subconsciously) AVOIDING them -- the "3BR house" lets you "keep your options open."
