It depends your value and how she views herself to you. As simple as:
'Come over" to "my rooftop is amazing, come" or plan an activity at your place.

I would never just text lets hookup. That is asking for resistance. Probably best to suggest a non-sexual activity at your place from my exp anyways.

I think most girls wouldn't come over to a strangers place or invite a stranger over. It's much more probable that you just go to a normal date, have a great time, escalate, kiss and usually by then, you will know if she's dtf, because hands and kisses will go places. Then you can tell her your place is just nearby and there you could show her or do xyz.

Not all women will have sex and many wouldn't even kiss on the first date, but some will be happy to if they felt attracted to and comfortable around you and are ok with something casual (recently broke up, always been single, happy to be single, etc.).

Edit: great sex is just a great conclusion to a great date.

Always maintain the mystery by implying some sort of non sexual activity or plan. Maybe some gentle suggestion but less is more. Let her wonder whether it’ll happen or not.

You should be placing hooks for a hookup when you're interacting if this is something you want to do.
