You can buy another house. You just have to make sure it’s non-marital funds, and, this is important, she MUST sign a deed disclaimer stating she has no interest in the property and it is your separate and sole property.

General recommendation is not to invest during a divorce. If you are under “contract” aka marriage it is most probably will be a community property. Create dept not a profit during a divorce

Acquire zero assets during the divorce process

Debt is fine ...assets are a no no ..

It all goes into the bucket for equalization

I bought a house during separation. In my state you have to be separated a year to divorce so it’s somewhat common. You just have to get her to sign a quit claim deed or a free trader agreement. If she wants you out she’ll sign.

In my case the sooner my ex signed the sooner we could sell our old house, the sooner she got her share of the equity. You just gotta find a way for it to benefit her and she’ll sign.

Just get an apartment. It's the safer easier route until divorce is settled.

I can't answer your question legally. But my advice is, get something temporary until the divorce is behind you.

Alot of people like to move and just start over somewhere else. I know that's what I want to do.

I am in the USA, I am emotionally damaged for life by the Great Recession. I also work in banking, I am scarred by that too. I think we are in a 2008 style housing bubble again. I would not buy a house anywhere in the USA these days.
