Quick background - wife cheated on me and is doing all the usual bs (gaslighting, more lying, etc) - we have a 2 yo child - she doesn't want to talk about anything, doesn't want to do counseling/mediation - she says we're done but when i ask for a plan for next steps she avoids providing an answer - she continues to cheat on nights I agree to watch child when she goes out - if I don't agree to watch, says I'm trying to control her, not giving space & causing mental health issues - we live in her parent's rental prop - small 2br - paying below market rent - when our child is around we work relatively well managing the house and all things child related- certainly uncomfortable and awkward but cordial and productive (basically co parenting roommates) - I have a 1 br rental property I could kick my renters out of and move into - wife would only agree to a 50/50 split - her family is rich and would back her 100% so a legal battle is not something I have the resources to fight

Mentally I'm in a really rough place, doing what I can to stay healthy for my child (exercise, food, therapy, etc.) but I can't seem to get over my seemingly unsolvable problem:

Option 1- Move out, see my kid 50% of time

Option 2- Stay in a very unsettling situation, see my kid every day

What options am I missing? How can I get out of this living situation but still be able to see my child daily? Should I stop hoping for that outcome and just accept what might probably is going to happen?

I've been a semi stay at home dad until just recently - so my kid and I are super close. I love being a dad and the thought of missing out on all the small day-to-day joys kills me. Plus she's displayed some less than ideal behaviors (drinking more, depressed, etc.) and being super permissive to our kid (IMHO think she's trying to win love). Makes me want to be around with her to almost shield my kid some too from her actions. She's not a bad mom and nothing is 'take your kid away from you' troubling but clearly not in a great headspace and isn't at the top of her parenting game.

Thoughts/advice/resources?
