Gents, I'm in the thick of it. It's going to happen eventually. Family has separated. STBXW has moved out and we are currently sharing custody with the children 50/50. The problem is that I am so confused about what to do moving forward with the marital home. My name is on the mortgage so this is on me to get it right. I don't know where to start. I started to look at what the prices are for a rental in my area, just to start getting some numbers in my head to work with. I know if I sell outright that I can offset the high rental rates in my area for awhile with the money left over from the sale of the house until the right time comes along to purchase again.
Where I am confused is what are my options trying to keep the house? I am starting to do my research on the differences between a HELOC and refinance loan. There is so much to take in and consider. I feel like I am missing some other alternatives and would like to open this up for discussions so that I can make an educated move when the time comes. Any and all information would be appreciated as I contemplate what the next move is for me and my kids.
