Hey everyone.

My brain is fried and need some help as my STBX are working together to settle our house and determine alimony outside the courts/our attorneys in order to try to finish this off quickly.

I’m a somewhat high income earner (250k gross annually). She makes nothing.

I’m considering letting her keep the house. Purchase price 5 years ago was 450k, worth 800k now. Equity is nearly 500k (300k left on mortgage).

Options I’m considering:

1) She “buys” me out with a portion of retirement she’ll get now. I keep the house in my name for say 3 years then she’ll be required to take out a mortgage after securing a job. Alimony which we’ve agreed will be roughly $2500 to cover house expenses and then some will end then hopefully. I’m possibly willing to keep alimony going for up to 10 years (when my youngest kid turns 18). I’m also going to be paying 3k in child support…

2) STBX’s mom buys the house from me now. Problem is she doesn’t get the fact the house is no longer worth $800 and that’s the market value…she still thinks $450 is a good price since that’s what I bought it from her at 5 years ago and is what she originally offered to buy me out. I could be okay giving up my half of the equity ($175k in this case after splitting the payout of $150k…450k-300k) with this option under the stipulation that I pay her no alimony under the pretense she starts working which she knows she has to do.

If anyone has any advice or ideas or “no way you do that” comments I would so appreciate it. I know what I’m looking to probably give up in the house/alimony through the courts and hoping I can come out better through some creative scenarios such as the above.
