Divorce decree is ready and in decree it states that ex wife have me taken off mortgage within 365 of court. My attorney sent a letter to judge asking any repercussions if she hasn’t refinanced within the window. Judge responded to everything but that question. So what happens to her if she waits too long- contempt/ slap on the wrist?

Now i am asked to sigh a warranty deed (not a quitclaim) to take my name of the deed. Are there any red flags or hidden agendas I should know? Thx
