Back story:

Older bro is easily love-struck. Gets oneitis hard. Hes 6"4' and 100 kg pure muscle, but is overly emotional and has been cheated on before which messed him up. He recently bought a small house. He also recently started seeing a new girl (who seems normal, nice, watever)

My dad helped my bro with some of the money (no idea how much) for the house deposit. Anyhow, he came over the other day with some loan contracts for my brother to sign, i was the witness.

These loan documents are a failsafe way to protect my brother in case a relationship goes sour. Living together for 2 years here means half his shit becomes hers - including debt.

The contract outlines that at any point in the future, my dad can ask to be repaid the loan immediately and in full, plus 10% interest each year from the date of the loan being issued (which stacks cummulatively). If it was a 50000 dollar lone, after 10 years the amount would have more than doubled. After 15 years, it would be huge.

Obviously, this sounds like hes trying to screw my brother, and as my brother reads it i start laughing at my dad thinking its a joke, then he drops the truth:

"This is to protect you. If you're in a relationship that goes sour, you don't want her taking the house you worked for. This gives me the opportunity to call in the loan, plus the massive amounts of interest. This would also legally fall on her".

I'm not sure exactly how it would go down if shit hits the fan (i imagine my dad and bro would work something out to make it seem like he was paying him back), but i was amazed and impressed by the forethought and subtlety. Basically, if a woman leaves brother and says she wants half the house/money. Dad says alright, i want my money back paid in full immediately. Boom, she will have nowhere near the amount of money required. i dont know what happens from there, but i imagine it ends in my brother keeping his house and her licking her wounds without recourse

This is an interesting way to protect your assets. Obviously you need to have 100% trust in the person so they dont recall it and fuck you over, but wow. I'm very happy about this as my brother getting screwed over by some gold digger is a very real possibilty now that he has a decent income and a house + some alpha characteristics to attract girls in the first place
