Do you have that low of self worth that you would even contemplate giving someone that no longer wants to be with you your money for their personal enjoyment? Once she buys you out the house and all its issues and problems and possible upgrades are all up to her.. if she can afford them or not. Its hers to play with.. not yours any longer. She can find a horrible contractor to do a crap job and charge her waaaay to much. It's her responsibility as a home owner to do her own maintenance, cutting her own lawn, cleaning her own roof, shovelings her own snow.. She can upgrade the bathrooms or kitchen or anything she likes, but its totally on her.. not you.

That’s a joke, right? This isn’t an arms length real estate transaction, this is a settlement. She gets her “half” as current value, not some improved value.

You're getting a lot of bad advice here. As I said to someone else, I'm going through this same thing, except I'm the one staying in the house and buying her out. My deck is also destroyed.

Appraiser took the quote the decking company gave me and subtracted it from his estimate. He said it drastically lowers the value of the home to have such a broken deck, and the market will reflect that since this house will not sell for what it's worth due to the deck. He will be testifying to that in court, too.
