I always thought this seemed so absurd. The building would need to be fairly small for the owner to also be the manager and rent collector, and the margins on a 4-unit building (i.e. easily ownable by one person) generally only come from the last 1 or maybe 2 units. Can't imagine any reasonable businessperson saying "I'm going to regularly forego the only money I make from this venture to have sex with a stranger once." Would be more ethical, legal, and cost effective to just go to Vegas and hire an escort once a month if that's what they were going for.
